How to apply
Applications for 2024/25
For 2024/25 accommodation all students are required to make a payment to accept a place in our accommodation. The payment of £400 is an advanced rent prepayment which is refundable if you cancel your acceptance of our offer within the cancellation period. Once you have moved in, the advanced rent prepayment is credited towards the first instalment of your accommodation fee.
Applications for 2023/24
Apply online and secure your room for £1*.
Email account
With your email address being the best and easiest way for us to get in touch with you, we will email your e-contract as well as updates and arrival information. We don’t want you to miss out on anything so don’t forget to let us know if you change your email address.
Guarantor
You will need to give us your guarantor’s personal details – someone who is legally obliged to pay the rent if you can’t. Your guarantor will need to:
- be over 18
- be a UK resident(with an address in England, Scotland, Wales or Northern Ireland)
have a regular income, assets or savings (which are sufficient to meet your potential liabilities)
- Remember to get their consent before giving us their details. If you do not have a suitable guarantor, you will need to make payment for your accommodation in full. Please contact the office staff if you need to do this.
Credit/Debit Card
Once you have accepted your offer of accommodation, you will need to pay your £1 advanced rent* to secure the room and also set up a recurring card payment for your payment instalments unless you have paid in full.
*£1 is advance rent and will be deducted from your total rent amount.

Broadband services are provided by Glide – one the UK's leading providers of Internet services for student accommodation.
The Glide services that are included within your rental price include Broadband at speeds up to 250MB symmetric.
Moving day
We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information before moving day:

Checking in…
You will find us at the reception desk at the front of the building. However, if you are planning on arriving out-of-hours (between 10pm and 8am) please let us know in advance so we can leave your keys with the 24-hour security guard. If you do not let us know, unfortunately your keys will be locked away securely overnight.
Bring some photographic ID with you such as a driving license or passport. We are more than happy for you to arrange for someone to collect your keys on your behalf, but we will need written permission from you.
Out of Hours
Our office hours on move in day are 8am to 8pm, outside of these hours our security team are available. If you will be arriving out of hours please email us at mannaash.house@sanctuary-students.com to let us know in advance or if you are running late on the day, call us on 0207 401 8191. Keys are safely locked away overnight, without prior notice, keys will not be available outside of office hours.
Parking & luggage…
You will need to collect your keys before you start unloading your car. Once you have your keys, you can use the small car park for 20 minutes while you unload your things. However, please bear in mind we will have lots of students wanting to do the same, so please use a local car park after that.
Cancellation
We hope you are as excited as we are about your stay with us and wont need to cancel your room…but we know unexpected things can happen from time to time.
If you do need to cancel your agreement…
Up to and including 45 days before the start of your tenancy
You can cancel at any time during this period, but there will be a reasonable administration charge.
During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.
Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.
Within 45 days of your contract start date
We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circ*mstance.

Please let us know as soon as possible if you decide to cancel the agreement. Any written cancellations and refunds will need to be made to your on-site team. Refunds are normally processed within 14 working days.

If you’ve missed any of the application deadlines, maybe because you have been offered a place at SOAS during Clearing, we’ll let you know if any rooms become available throughout the year if you are registered on our waiting list.
Unsuccessful applications
If your application is unsuccessful, we’ll help you to find other student accommodation in London. You can also check out the University of London Housing Services website for other student accommodation available in London.
Students with disabilities and special needs
Our student properties include specially designed flats to make student life as comfortable and convenient as possible. If you have special needs, firstly get in touch with the SOAS Disability Team, who offer confidential advice on the best accommodation available for you. Sanctuary Students own and manage Alliance House for City University students.
Applications for accommodation are received and processed by the City University Student Centre. To apply for a place in Alliance House you need to complete the City University online application.

If you wish to cancel your agreement:

During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Email account
With your email address being the best and easiest way for us to get in touch with you, we will email your e-contract as well as updates and arrival information. We don’t want you to miss out on anything so don’t forget to let us know if you change your email address.
Guarantor
You will need to give us your guarantor’s personal details – someone who is legally obliged to pay the rent if you can’t. Your guarantor will need to:
- be over 18
- be a UK resident (with an address in England, Scotland, Wales or Northern Ireland)
have a regular income, assets or savings (which are sufficient to meet your potential liabilities)
- Remember to get their consent before giving us their details. If you do not have a suitable guarantor, you will need to make payment for your accommodation in full. Please contact the office staff if you need to do this.
Credit/Debit Card
Once you have accepted your offer of accommodation, you will need to pay your £1 advanced rent*to secure the room and also set up a recurring card payment for your payment instalments unless you have paid in full.
*£1 is advance rent and will be deducted from your total rent amount.
Internet
Broadband services are provided by Glide – one the UK's leading providers of Internet services for student accommodation.
The Glide services that are included within your rental price include Broadband at speeds up to 250MB symmetric.

We want to ensure moving in day goes as smoothly and hassle free as possible without any delays. To help us with this, please remember to upload the following information to us before moving day:

Checking in
You can collect your keys from the day your contract starts. On arrival you will be directed to the residence office front desk for check in. You will be required to sign a copy of your licence agreement and have a photo taken for your ID/entry card.
If you haven't already paid your first instalment you will be directed to a payment desk before you can check in. To avoid queues and delays on move-in day, you can pay your first instalment online at any time prior to arrival at the residence. Once check in is completed you will be given the keys to your room.

Our office hours on move in day are 8am to 8pm, outside of these hours our security team are available. You will find us at the reception desk at the front of the building. Bring some photographic ID with you such as a driving license or passport. We are more than happy for you to arrange for someone to collect your keys on your behalf, but we will need written permission from you.

Parking & luggage…

About Queen Mary University
Queen Mary University of London (QMUL) is a public research university based in Mile End, London. It also has campuses in Whitechapel, Charterhouse Square, Lincoln's Inn Fields and West Smithfield.
The university was founded in 1785 alongside the London Hospital Medical College. As such, many of its subjects are medical and the university is well known for medicine, dentistry, chemical science, global health, materials science and a range of other subjects.
As a research university, QMUL is also known for AMIS (Advanced Molecular Imaging Services), the Barts and The London Genome Centre, the CRoss-InstitutE Advanced Tissue Engineering (CREATE) Lab, CRUK Barts Centre Mass Spectrometry Facility and its Lipid Mediator Unit among other things.
Despite an emphasis on medicine and health, Queen Mary University is also known for drama, filmmaking, geography, genomics and technology.

Queen Mary University is in Mile End which is east of the city close to Bethnal Green. It’s a suburban area with a lot going on both locally and in the city. With excellent transport links into the City of London and hundreds of places to eat, drink and be merry all around, your main problem will be fitting everything in!
City highlights are many but include Old Spitalfields Market, Tower of London, Tower Bridge, Museum of London Docklands, CanaryWall Climbing Centre, St. Paul's Cathedral, Royal Courts of Justice, Buckingham Palace, Tate Britain, London Eye and The British Museum.

How many students are at Queen Mary University of London?
The last count had 15,960 students enrolled at Queen Mary University. That’s a mixture of undergraduates, postgraduates and researchers. It’s not a huge university but it is spread over five campuses within a relatively small geographical area.
Is Queen Mary University a good university?
Queen Mary University is regarded as a good school to go to. It’s a Russell Group member which is a positive thing and has lots of global links, especially in Asia. The university attracts lots of guest lecturers and has The Princess Royal as chancellor.
Is London safe for students?
London is a safe city considering it’s a capital and its size. The police force is effective and crime is relatively low considering how many people live here.
There is crime of course, but our student houses in London are carefully positioned in student areas to minimise risk. As long as you take the usual precautions you would take anywhere, London is a safe place to study.
Is accommodation in London for students expensive?
Sanctuary Students provides excellent value in its short term lets in London. That said, the city is an expensive place to live with the highest property values in Europe. That does equate to a higher cost of living than other UK cities. It does compare well with other European capitals though.

Shopping and entertainment are well catered for too with lots of local shops, shopping centres, markets and more within a short Tube or bus ride from your student accommodation.

Transport in London
As Britain’s capital, transport links into and out of London are plentiful. London has access to multiple airports including Heathrow, Gatwick, London City, Stansted and Luton. All are linked to the city via road, rail and coach. London has multiple railway stations that cover the entire United Kingdom and Europe. Stations include London Liverpool Street, St Pancras International, King's Cross St Pancras, Waterloo, Paddington and many others. The London Underground (tube) covers the entire city of London with several lines criss-crossing the city including Russell Square, Warren Street, Tottenham Court Road and London Euston Station, which are all just minutes from your student accommodation. London also has lots of road links but driving in the city can be a challenge. There is also the London Congestion Charge to consider as well as parking!
